You can absolutely sell from out of state
Many of my clients live in another city or another country when they need to sell a San Antonio home, especially inherited properties. Modern real estate runs on documents, video walkthroughs, and trusted people on the ground, so you do not need to be here to get the job done.
What you do need is an agent who treats your distance as a coordination problem, not a limitation: someone who can handle the property, the contractors, and the paperwork so you are not flying back and forth.
The property still needs eyes on it
A vacant house in Texas needs someone checking on it: securing doors and windows, managing utilities, watching for leaks and pests, and keeping the yard presentable. If the home is full of belongings, there is also the question of what to do with the contents.
I coordinate cleanouts, repairs, and maintenance with local vendors so the property is protected and ready to show, and I keep you updated with photos and clear communication.
Probate changes the timeline, not the goal
If the home is part of an estate, the sale has to wait for the executor's legal authority, but the preparation does not. We can assess the property, plan the repairs, and get everything ready while probate runs, so the house can list the moment the paperwork allows.
I work directly with estate attorneys and title companies, which removes a whole layer of back-and-forth for out-of-town heirs.
What to expect from me as your out-of-town agent
Clear communication, first. You will know what is happening with the property, what needs a decision, and what I am handling so you do not have to. I will give you honest advice on repairs, pricing, and offers, and I will not pressure you into a move you are not ready for.
The review my clients leave says it best: knowledgeable, truthful, respectful, and patient. That is how I work whether you live down the street or across the country.
Let's make a plan for the property
Tell me the situation: where you are, what the house is like, and where things stand legally. I will tell you what I would do first, and we will build a plan from there.
I've got you. Let's make it happen.
