Know your net, not just your price
The price you list is not the number you take home. Sellers who focus only on the sale price often miss the bigger picture: what the transaction actually costs and what they walk away with. That net number is what matters, and it is the number I help every seller understand before we list.
The main costs are the agent commissions, title and escrow fees, prorated property taxes, and any repairs or concessions the buyer negotiates.
Commissions and closing costs
In a typical San Antonio sale, the seller pays the real estate commissions for both sides, plus title policy and escrow fees. These are negotiated at listing time, so you know the number before you commit, not after.
I will show you a full seller's net sheet before we list: price, costs, and estimated net proceeds, so there are no surprises at the closing table.
Repairs and concessions add up fast
After inspection, buyers often ask for repairs or credits. The question is not whether to say yes, it is which requests matter and which ones are worth pushing back on. I have renovated enough homes to know what a repair actually costs and whether the request is reasonable.
The same goes for prep: spending $5,000 on the right improvements can add $15,000 to the sale price, but the wrong $5,000 spent on the wrong things comes straight out of your pocket.
The hidden costs of an overpriced listing
The most expensive mistake is not a fee, it is time. Every month a house sits overpriced costs you mortgage payments, taxes, insurance, and utilities, and it ages the listing in buyers' eyes. A house that sits for 90 days usually sells for less than one priced right from day one.
That is why I would rather have the pricing conversation before we list than after the first month of showings.
Get the full picture before you commit
Before you sign a listing agreement, ask for the net sheet, the marketing plan, and the pricing strategy. If an agent cannot show you the numbers, that is your answer.
Bring me the situation and I will show you exactly what selling would look like, start to finish.
