Why Isn't My San Antonio House Selling?

The real reasons homes sit on the market in San Antonio: pricing, condition, marketing, and timing, and what to change before relisting.

September 29, 2026 Selling Strategy By Alberto Murillo

The market has shifted, and listings feel it

San Antonio's market has moved from the frenzy of a few years ago to something more balanced. Inventory has climbed and homes are taking longer to sell, with days on market stretching well past what sellers got used to. That means the old playbook, list high and wait, no longer works.

If your house has been sitting, the first question is not why the market is slow. It is what your house is telling buyers, starting with the price.

Price is almost always the first problem

A house that is overpriced does not get lowball offers. It gets no offers. Buyers compare your home against every other home in their price range, and if yours is priced above its condition, they simply move on to the next one.

The fix is not always lowering the price. Sometimes it is improving the presentation, fixing the inspection items, or adjusting the marketing. But the conversation has to start with an honest look at what the home is worth today, not what it was worth two years ago.

Condition and presentation matter more now

In a balanced market, buyers have choices, and they choose the house that looks cared for. Cluttered rooms, dated finishes, deferred maintenance, and bad photos all push buyers toward the next listing.

You do not need a remodel, but you do need the house to show at its best. That often means decluttering, staging the key rooms, fixing the visible items, and getting professional photography that makes buyers click.

Sometimes the strategy was wrong, not the house

I have relisted homes that failed with another agent, and usually the house was fine. The problem was the pricing strategy, the marketing, the timing, or the negotiation. A fresh approach can completely change the outcome.

If your listing expired or you are about to pull it, do not just relist with the same plan. Get a second set of eyes on the property, the price, and the process.

Let's figure out what's happening with your house

I will give you an honest read on why your house is not selling and what I would change, whether you list with me or not. No pressure, no excuses, just a plan.

That is how I work: solve the problem, keep it simple, and move forward.
